Basic Services
- Management of property bank account
- Payments of all bills/including property taxes, trust fees, insurance and HOA.
- Monthly budget and transaction statement
- Complementary banking services.
- Weekly cursory review, monitoring and visual inspection of the property, landscaping and pool status.
- Regular monitoring and visual inspection of the property during hurricane season.
- Bilingual assistance for interacting with local businesses and agencies.
- Coordination and supervision of fumigation services.
- Contract and coordination of TV satellite system, telephone lines, DSL and Vonage calls to USA and Canada.
Additional Services
- Coordination and supervision of preventative and corrective maintenance
- General repairs and property additions.
- Plumbing services.
- Air conditioning and water purification system preventative and corrective maintenance program (6 months or annually).
- Carpentry, electrical and floor servicing.
- Hurricane shutters installation for windows, doors and wood frames.
- Painting and varnishing maintenance for iron and wood work.
- Water pressure tank and water heater preventative and corrective maintenance.
Owners Services
Online Information
For our owners, we have a protected section where they can see at any time, all the information related with their property and the financial status of the account.
Here, they will be able to request special jobs and all the information related with the job requested, will be available.
After each inspection, if necessary, a report will be made with pictures and details about the inspection. For example: If we detect that a repair is neccessary, we report it and you will be able to view details and images in your account, and if you agree you authorize the job.

Concierge
As part of the Property Management Services for the owners, we have developed a concierge service to help them make any kind of arrangements before arrival, while they are here and if needed, after departure. Our concierge services will give them all the information and secure reservations for activities, airport transfers, private transportation in Los Cabos, special events arrangements, massages services inside the property or at any Spa in the area, car rentals, etc.
- Online Airport Transportation arrangements.
- Online booking activities.
- Pre-stock of refrigerator.
- In villa dinner or any other special event.
- Special purchases like flowers, gifts, etc.
